Dexus - Heritage Refurbishment

33 Alfred Street underwent a landmark transformation, showcasing the complexity and precision of high-level project management. As Sydney’s first skyscraper, originally completed in 1962, the 26-storey heritage-listed tower was revitalised by Dexus Wholesale Property Fund and Mirvac Wholesale Office Fund. 3-point was engaged to provide development and project management support during the final stages of construction and commissioning, ensuring seamless delivery across all aspects of the project.

The transformation scope included a new high-performance glass façade that retained the building’s iconic gold tartan design while improving energy efficiency and daylight access. Additional upgrades featured concierge services, intuitive wayfinding, and curated retail offerings. Integrated into the Quay Quarter precinct, the project is targeting a 5.5-star NABERS Energy rating and a 6-Star Green Star rating. This redevelopment highlights the importance of strategic planning, stakeholder alignment, and sustainable execution—core strengths of 3-point’s project management approach.
